Coming attraction on Rt. 315

Developer says no expense was spared in the creation of Atlas Center LLC.

PLAINS TWP. – The sign reads “Coming Soon,” but the time has come for Charlie Adonizio to build a retail/office center on land he’s owned for 20 years along state Route 315.

His Atlas Center LLC should be completed and ready to move in to later this year.

“Everything is going to be upscale,” Adonizio said of the 12,000-square-foot, one-story building.

“I’ll put the money in upfront,” on a stone fa�ade and metal roof, he said. Inside the building will be “super insulated” in the walls and floors. No flat roofs here; this one will be gabled. The center will be connected to public water and sewer systems.

At one end the center will have a large 2,800-square-foot area that can be further divided. The rest of the building will be divided into 26-by-60-foot sections. “There’s going to be six of them,” Adonizio said. The paved lot will have 68 parking spaces.

Space will be leased starting at $12.50 a square foot, plus utilities and triple net taxes, insurance and maintenance costs.

Adonizio said he has heard from two prospective tenants with two more showing interest. His offices will remain in the building next door to the center.

The project has been in the works for a few years. Obtaining all the necessary permits has taken some time, Adonizio said. Site work began in October. Crews did extensive excavation to cut a wall out of stone and for the drainage infrastructure. Building construction should begin in March and be completed for fall occupancy.

The center is located 1� miles north of the Mohegan Sun at Pocono Downs harness racing track and casino. Adonizio doesn’t think the proximity will have much impact on his project, beyond the center gaining visibility because of the increased traffic on the highway due to the casino
