Luzerne updated on condominium project

LUZERNE – Borough officials Wednesday got an update on plans for a 36-unit condominium project set to start in the municipality in the spring.

Developer George Albert, of Terra Firma, said the development would start with eight units and expected to complete 12 per year over a three-year period. The prices for the three bedroom, 2.5 bath, one garage units would be in the range of $169,000 to $189,000, which prices them towards family occupants, Albert told council.

The project has been given approval by the Luzerne County Planning Commission, and is located on the site of a stalled development on the Connolly Field site, which the Albert group obtained control of in December 2008.

Albert noted that the project had received funding from Fidelity Bank, would be operated under the terms of the Pennsylvania Condominiums Act as a private community, and its association would be responsible for operating and maintaining roads and interior public spaces.

Lewith and Freeman Real Estate had been retained to sell the units in the development, which would likely be called Waypoint Condominiums at Connolly Fields, he told council.

In another development announcement, council noted that final closing should take place Friday on the purchase of a property located at 124 Main Street.

The building on the site will be demolished as part of a plan to create offstreet parking on Main Street.

Council was advised payment of closing costs would need to be made from its funds, but the grant to cover the purchase also covered all the fees related to the sale, including the closing costs, attorney Jonathan Spohrer noted.

The net cost to the borough will be zero, Mayor James Keller told council.
